Downtown Knoxville’s residential footprint is about to grow. The U.S. Bank building — a mid-1960s-era tower on Market Street — is slated for a condo conversion.

LawlerWood LLC is under contract to purchase the downtown landmark, with the sale expected to close in March. Plans call for keeping commercial space at street level while transforming the upper floors into about 50 residential units, bringing new life and new neighbors to the city’s core.

Proposed amenities include an upper-floor fitness center and a penthouse level. Construction is expected to begin this summer and take roughly 18 months to complete.
